A fireplace adds not only to a family’s personal enjoyment of their home it may also increase that home’s value.

Studies show that fireplaces are among the most requested home options. Indeed, a fireplace can be one of a homeowner’s most cost effective additions to his/her house. To ensure that the addition of a hearth adds both pleasure and worth to a home, however, there are several factors to keep in mind.

Location. People generally want a fireplace in their family rooms or dens. Living rooms are the second most desired location. Having a fireplace in the kitchen or bedroom is usually a secondary choice. The patio is another popular alternative spot for a fireplace. A large home may benefit from more than one fireplace. There are even fireplaces which share one chimney but have hearths in two rooms.

Fuel. The majority of modern homes will not be depending upon their fireplaces as their main source of heat. The crackle of burning wood and its pleasing smell along with an added touch of warmth are the main reasons people crave fireplaces. However, a fireplace which uses only wood as its source of fuel is no longer people’s number one preference. Wood burning fireplaces have been replaced by fireplaces which use gas to either start the fire or as the entire energy supply. There are even electric fireplaces which provide the charm, beauty and even warmth of a fire. Oftentimes the choice of fuel depends upon the use to which the fireplace will be put. Wood fireplaces work well out of doors. In rooms such as a formal dining room or living room, the homeowners may opt for an easily lit and clean burning fireplace fueled by gas or electricity.

Budget. The cost of a fireplace can be relatively inexpensive for a basic wood burning model or costly for an upscale unit with mechanical options and built-in accessories. The price may also depend upon whether the fireplace is being built as part of new construction or as a renovation to an existing house.

Whether a fireplace is being considered for the pleasure of the home’s inhabitants or as an enhancement to the marketability of a house, most owners will find that it is money well spent. A well located, well built fireplace offers pleasure for years to come. In addition it can increase both the salability and the price of any structure.
